01 — Why this exists

A data gap, not an analyst gap.

In developed real estate markets — the US, UK, Germany — professional decisions are backed by deep, structured datasets. Transaction histories, rental indices, demand curves, infrastructure rollouts. Analysts have what they need.

In emerging markets — Montenegro, the wider Balkans, Caucasus, parts of Southeast Asia — that infrastructure simply does not exist yet. Data is fragmented across local listing portals, public registries, tourism boards, news. Most analyses end up being personal opinion dressed up as a spreadsheet.

Heatfield closes that gap. It aggregates publicly available market signals, structures them against the local legal and cadastral framework, and applies the same investment-analysis methods that a senior real estate analyst would use — at a fraction of the time and cost.

Composite scores for any address or parcel, built from demand signals, supply density, infrastructure proximity, tourism seasonality, and historical price dynamics. Useful for quick screening before deeper diligence.

Given a specific parcel and its legal envelope, the platform proposes what to build on it — residential mix, hospitality concept, prefab unit count — sized to local demand and regulatory limits. A starting brief, not a final design.

From raw signals to decisions.

The platform is a pipeline. Each stage is automated, but the assumptions are transparent and adjustable.

    Aggregate

    Continuous collection of publicly available market signals across the target geography — listings, rental dynamics, tourism demand indicators, infrastructure news, macroeconomic context. All data is structured into a single internal model of the market.
  2. Step 02

    Anchor to local rules

    Signals are anchored to the local legal and cadastral framework — what is allowed on a given parcel, what zoning applies, what construction limits hold. This is where most generic data products give up; it is where Heatfield invests heavily.
  3. Step 03

    Apply standard analysis

    Industry-standard real estate investment analysis on top — discounted cashflow, sensitivity, Monte Carlo. The output is a range of plausible outcomes with the assumptions visible, not a magic number.

    Produce decisions

    ROI heatmaps, location scores, product hypotheses, financial models. Exportable, sharable, and structured to drop into a memo or a client meeting. New views appear as new data is added.

Heatfield is in private beta. The questions below come from the operators we are talking to first.

Which markets are covered right now?

The active pilot is in Montenegro. The architecture is geography-agnostic, so additional markets across the Balkans and other emerging regions will be added based on pilot demand. If your target market is not on the list yet, we still want to hear from you — early users help us prioritise.

Where does the data come from?

Publicly available market signals — listing portals, tourism statistics, public registries, infrastructure announcements, macroeconomic publications. Heatfield is an analytics layer that structures and interprets these inputs. We do not resell raw third-party data.

Is this for institutional investors or smaller operators?

Smaller operators, primarily. Brokers, boutique developers, architecture studios, family offices, and private investors with capital deployed in emerging markets. Institutional REITs typically already have in-house analytics; Heatfield is built for teams that do not.

How is it priced?

Pricing will be a SaaS subscription, finalised at the end of the private beta. Early-access participants will be offered preferred pricing as a thank-you for shaping the product.

Can I use Heatfield for due diligence on a specific deal?

Yes — that is one of the core use cases. Provide an address or parcel, get back location scoring, comparable yield ranges, and a parameterised financial model. The platform structures the inputs; the investment decision stays with you.

Is Heatfield white-label-friendly?

Yes. The product is designed so that brokers and consultancies can present analyses under their own brand. White-label options will be available alongside the standard subscription — talk to us during the beta if this matters to you.

Who is behind Heatfield?

Heatfield is built by MDNK Labs, a Delaware studio founded and operated by Anton Medennikov, an engineer-operator with 12+ years building physical and digital products from scratch — including active boutique real estate development in Montenegro. The product reflects that crossover: it is built by someone who has actually had to make these decisions.
