Most professional real estate decisions in developed markets are backed by deep, structured datasets. In emerging markets — Montenegro, the wider Balkans, and similar geographies — that infrastructure simply does not exist yet. Heatfield brings that intelligence layer to brokers, developers, architects, and private investors who operate in markets where data is fragmented, partial, or only available through manual fieldwork.
The platform aggregates publicly available market signals, structures them against the local legal and cadastral framework, and applies industry-standard investment analysis — including stochastic methods such as Monte Carlo simulation — to produce ROI heatmaps, location scoring, and product hypothesis reports. Output: investment-grade analyses that traditionally take a team of analysts several weeks, delivered as a SaaS-driven workflow.

MDNK Labs is a Delaware LLC founded and operated by Anton Medennikov, an engineer-operator with 12+ years building physical and digital products from scratch. We are a small team focused on shipping AI-augmented tooling for builders and operators.
We are not a marketing agency, not an "AI strategy" firm, and not a SaaS marketplace. We build tools, write code, design systems, and bill by the hour or by the project.
Founder background: MIPT (technology entrepreneurship). Active operator of multiple ventures since 2012 across hardware, tourism tech, real estate development, and AI / SaaS.
